Santa Ana allows detached ADUs up to 20 ft and two stories, which makes compact two-story layouts and ADUs over a garage possible on smaller lots.
Mind the separation rule
Santa Ana requires 15 ft between a detached ADU and the main house, reduced where needed to allow an 800 sq ft ADU. Detached ADUs are capped at 1,000 sq ft, or 800 sq ft when a junior ADU is also built.
City pre-approved plans
Santa Ana publishes pre-approved detached ADU plan sets in studio, one-bedroom and two-bedroom sizes. Projects using them must meet the grading-permit exemption requirements, which we check for your lot.
