ADU builder in Orange, CA
The City of Orange is home to Old Towne, one of Southern California’s best-preserved historic districts, and to Eichler neighborhoods with their own design standards. We design ADUs that fit their surroundings and the city’s rules.
North Orange County
Building an ADU in Orange.
What’s different about adding an ADU here, and how we plan around it.
Old Towne Historic District
Old Towne’s earliest buildings date to the 1880s. ADUs proposed in a historic overlay district, or on a property in the city’s historic inventory, require a Historic Resource Assessment, and conversions of existing Old Towne structures are evaluated against the city’s Historic Preservation Design Standards.
Eichler neighborhoods
Orange has its own Orange Eichler Design Standards. An ADU on an Eichler property should echo its mid-century architecture, and we design with that in mind.
HOAs can’t block an ADU
Many newer Orange neighborhoods have HOAs with design rules. HOAs can’t reasonably prohibit an ADU, but their standards can add time, so we review them early.

Orange ADU questions
Common questions in Orange.
Can I build an ADU in Old Towne Orange?
Yes. ADUs are allowed, but properties in the historic district or on the city’s historic inventory need a Historic Resource Assessment and must meet historic design standards. Early design coordination saves time.
How big can an ADU be in Orange?
Detached ADUs can be up to 1,000 sq ft and 16 ft tall. A junior ADU inside the house can be up to 500 sq ft.
Can my HOA stop me from building an ADU in Orange?
No. Under state law, HOAs can’t reasonably prohibit an ADU or junior ADU, though their design rules may still apply.
